Despite possible cooling within the New Hampshire housing market, a shortage of homes looms on the horizon for buyers.
With numbers climbing earlier this year and stagnating in May, single-family homes in New Hampshire now cost a median of $400,000, according to NH Business Review.
“If you're looking to buy a home in Rockingham County, it's going to cost you. The median price of a house there is over half a million dollars, making it the most expensive county in New Hampshire," said Seacoastonline in a tweet on Oct. 14.
With numbers beginning to cool, the current $400,000 median in prices is actually a $10,000 decrease relative to prices in August, according to NH Business Review. Recent home sales have also sold for more than the asking price at a 1.8% margin, compared to a 4.4% margin in June.
Even with homes being on the market for an average of 45 days back in September of 2020, the average time on the market this year has been 21 days in September, as opposed to only 18 days in June and July, according to NH Business Review.
Now, a shortage of houses for sale has driven higher prices for homes and a faster selling speed in the coming months.
